Terms for Rentals

We prefer a 30-day exclusive agency agreement. This will insure that all prospective tenants are qualified through our office no matter who rents your apartment. It furthermore prevents competitors from renting to undesirable tenants just to collect a commission. We don’t work that way; we take our time and find the RIGHT tenant for YOU.

We will provide you with the maximum in advertising, a must in this market. If you spread yourself too thin between agencies no office is motivated to spend advertising dollars and time and effort. Too many cooks spoil the stew. Choose one office.


We accept non-exclusive listings but it limits advertising dollars.

Fees for Rentals

Our fee is 1/2 of the first month's rent, paid by the Landlord and 1/2 of the first month's rent paid by the Tenant. We have split the fee down the middle to be fair.

The fee is payable after the lease is signed and we deliver to you the first months rent and the security deposit.

TENANTS MOVE IN COSTS: For private listings we charge 1/2 of the monthly rent as a fee, a security deposit of one month's rent and the first month's rent at the execution of the lease.
